Bellmar at a glance

What is confirmed today, and what is still to come

Bellmar Village already has an approved planning framework on the public record. What it does not yet have is a consumer sales package. Everything below comes from county planning materials and public filings rather than from marketing assumptions.

2,750

Homes approved

A planning maximum identified in Collier County materials. It is not a count of homes currently available for sale.

85,000

Square feet of commercial

The approved neighborhood scale commercial program associated with the planned Village Center.

27,500

Square feet of civic space

Civic and governmental space included within the approved village program.

34120

Naples area ZIP code

Eastern Collier County, east of DeSoto Boulevard and south of the Oil Well Road corridor.

Please read these figures carefully. They describe an approved planning framework, not a finished community. Counts, phasing, layouts and community features can change as Bellmar Village moves forward, and none of them represent homes that are currently for sale.

About Bellmar Village

An approved village in the eastern Collier growth corridor

Bellmar Village is a county approved community planned as a large residential village with neighborhood scale commercial and civic uses. Rather than a single subdivision, the framework describes several residential areas connected to open space, parks and a central mixed use core.

The location is inland. Bellmar sits east of Golden Gate Estates in the Naples 34120 growth corridor, near expanding infrastructure and regional recreation. Collier County has included Bellmar in its Northeast Utility Expansion Program service area, which is intended to deliver expanded water and wastewater capacity to this part of the county.

Bellmar is earlier in its public cycle than established Naples communities. Model names, consumer floor plans, base pricing, home square footage ranges and final homeowner fees have not been broadly released. That gap is exactly why an independent buyer resource is useful. You get the verified picture now, and the official details the moment they are published.

Homes and residential options

Home details have not yet been publicly released

This is the honest answer, and it is the most useful one. Bellmar Village has an approved residential framework, but it does not yet have a published builder catalog. Anything you see elsewhere presenting Bellmar model names, plans or prices as current fact should be verified before you rely on it.

The planning framework supports a mix of residential types rather than one single product line, and legacy community descriptions have referenced single family homes, townhomes and villas. Those are planning level descriptions. They are not a builder product release, and they may change before homes are offered.

  • Builder announcement. No official Bellmar homebuilder lineup was located in public consumer materials as of September 8, 2026.
  • Model names and floor plans. Not released. No plans are shown here because none have been officially published.
  • Pricing and square footage. No verified base price sheet or consumer home size range was found in official sources.
  • Homesites and lot premiums. Not released. Premiums are builder specific and must be confirmed once homesites are offered.

Additional home and community information is expected as development progresses. Ask Magaly to put you on the update list and you will hear from her when an official release actually happens, not before.

Lakes, open space and connectivity

Water and green space are part of the structure, not an afterthought

Large Florida villages are shaped by their water management systems. In Bellmar's case, lakes and open space appear throughout the master plan concept, and county review materials reference required open space along with parks and community green areas.

The plan also describes a walkable structure. Legacy Bellmar descriptions reference a multiuse pathway, bike lanes and sidewalks intended to link neighborhoods with parks, amenity areas and the Village Center, so residents can move around the community without always using a car.

Exact lake shapes, trail routing, preserve boundaries and landscape treatments come later, through construction plans and builder site work. Treat any image of Bellmar lakes or paths, including the ones on this website, as a concept rather than a survey.

Bellmar Village Center

A planned center for everyday needs

The approved program includes up to 85,000 square feet of commercial space and 27,500 square feet of civic or governmental space. In practice that describes a neighborhood scale center rather than a regional mall.

The intent behind a village center is convenience. Instead of driving a long distance for routine errands, residents of a village have services closer to home, along with places to gather. That concept is what Collier County approved.

What has not been announced is the specific content. No tenants, operators, restaurants, grocery anchors, medical offices or civic facilities have been publicly confirmed for the Bellmar Village Center, and no opening schedule has been published. Anyone naming specific future businesses today is speculating.

Details have not yet been publicly released. Magaly can send you the official Village Center information as it is announced, along with what it means for nearby homesites.

Future community amenities

Amenity sites are planned. The final program is not confirmed.

The Bellmar master plan concept shows amenity center sites, which means land has been designated for community recreation. That is meaningfully different from a published amenity package with a clubhouse size, pool count and court list.

Older community descriptions have mentioned recreation features in general terms. Because those descriptions have not been confirmed in a current builder or association release, this website does not present them as guaranteed. Clubhouse square footage, pool counts, court counts, fitness programming, gates and dining are all unpublished.

Amenity questions matter financially as well as personally. Whether a club fee sits inside association dues or is billed separately can change a monthly budget significantly, and neither figure has been released for Bellmar Village.

  • Amenity center sites appear in the Bellmar planning materials.
  • The final consumer amenity program has not been publicly released.
  • Amenity or club fees, and whether they are separate from association dues, are unpublished.

Nearby recreation

Eastern Collier County is built around the outdoors

One of the genuine strengths of this part of Collier County is access to large parks and protected natural areas. These are established regional destinations, verified through official sources rather than marketing material.

Regional park with pickleball courts, a playground, sports fields and shaded walking paths

Big Corkscrew Island Regional Park

A large Collier County regional park covering roughly 150 acres, with an aquatic complex, sports fields, basketball, tennis, pickleball, a playground, picnic pavilions and walking paths. It is one of the most useful everyday recreation resources in the eastern part of the county.

Boardwalk trail through an old growth cypress swamp with wading birds

Corkscrew Swamp Sanctuary

An Audubon sanctuary protecting old growth cypress forest in the Western Everglades, with a boardwalk trail of about 2.25 miles through the habitat. It is a genuine wildlife destination rather than a manicured attraction, and it draws visitors from across the region.

Also within the wider eastern Collier area: the Ave Maria town center for dining and shopping, additional Collier County parks and preserves, and the broader Golden Gate Estates area. Drive times are not published on this website because they depend on the exact home location, the route and the season. Magaly can review realistic travel times with you once specific Bellmar homesites are released.

Naples lifestyle

The wider Naples lifestyle is part of the picture

Bellmar Village is inland. It is not a coastal community and it is not within walking distance of downtown Naples. What it does offer is a position inside the Naples area, so the region's dining, shopping, culture, boating and Gulf beaches remain part of life here as destinations rather than as onsite amenities.

Gulf beaches are a regional destination. Bellmar Village is located inland in eastern Collier County.

Dining and shopping

From casual local restaurants to the established downtown Naples dining scene, plus regional shopping across the county.

Nature and preserves

Sanctuaries, preserves, boardwalks and paddling water make Southwest Florida a genuine outdoor region year round.

Gulf beaches

Collier County beaches and Gulf sunsets remain a defining part of Naples living, reached by car from the eastern communities.

Outdoor recreation

Golf, tennis, pickleball, cycling, fishing and boating are widely available throughout the Naples area.

Buying new construction

Why an independent REALTOR® matters in a community like this

Builder sales representatives are professionals, and they represent the builder. When a community is this early, having someone on your side of the table who is tracking releases, comparing options and reading the fine print can change the outcome of your purchase.

Magaly Moreno provides real estate services. She does not provide legal, tax, insurance or financial advice. For those questions, please consult a qualified professional in the relevant field.

Resale information

A Bellmar resale market has not developed yet

Resale requires completed, occupied homes. Because Bellmar Village has not reached that stage, there is no established resale inventory, no sold history and no price per square foot data to report. This website will not display listings that do not exist.

Over time that will change. As homes are completed and owners move in, resale opportunities normally begin to appear, and eventually a genuine market history develops. When Bellmar reaches that point, resale buyers gain something new construction cannot offer, which is the ability to see the actual home, the actual homesite and the actual neighborhood before making a decision.

What Magaly can do now

Set up monitoring so you are contacted when genuine Bellmar Village listings become available through authorized sources, and compare those against builder inventory when both exist.

If you eventually own in Bellmar and want to sell, she can also advise on positioning a resale against active builder incentives, which is a very different exercise from selling in an established community.

Bellmar development updates

Where Bellmar Village stands right now

This section reflects verified public information only. It is reviewed periodically and updated when something genuinely changes, which means an empty month is a real answer rather than a gap.

  4. Neighborhood information meeting

About the developer and builders. Public filings connect the Bellmar land and development side to Collier Enterprises and related entities. A homebuilder program for Bellmar Village has not been confirmed through an official developer or builder sales announcement in the sources reviewed. Names circulating on third party websites are not treated as fact here until an official source confirms them.

Association and district costs. Bellmar Village Homeowners Association, Inc. exists as a corporate entity, but dues, the budget, the declaration and the included services have not been published. The wider area is associated with the Big Cypress Stewardship District, an independent special district created under Florida law rather than a conventional neighborhood community development district. Assessment amounts for individual Bellmar homesites have not been published and should be verified for a specific address before any purchase.
